Branchwood Properties’ Rent-to-Own program is a true alternative to banks and traditional financing.
The program is designed to solve two basic problems:
1) Some property types are not easily bank-financable.
While the program includes a wide variety of property types, ranging from site-built houses to mobile homes and land, many of the properties offered under this program would be difficult or expensive to finance through a bank. Mobile homes and land are prime examples.
2) Some otherwise responsible, good people cannot qualify for bank loans because of a variety of issues with their credit or type of work.
Many of our Rent-to-Own tenant-buyers have crushing medical bills from unavoidable issues such as cancer treatment, but other than these large medical bills, have never missed a payment. Some of our tenant-buyers are self-employed and change jobs every 1-2 years, making them unfinancable as well. Both of these types of tenant-buyers, along with a variety of others, may qualify for the Rent-to-Own program.
The program offers both 15 and 30 year terms, the same as traditional mortgage loans. After deciding on one of our Rent-to-Own homes and applying, an approved tenant-buyer can move in as soon as they put down the purchase deposit. No security deposits are required. At the end of the term, the property is transferred to the tenant-buyer, or to any beneficiary the tenant-buyer chooses. Heirs and children can also be included as beneficiaries under the program.
