The Buyer’s Assistance Program

Branchwood Properties’ Buyer’s Assistance Program is a two-year program designed to help individuals who would like to purchase a home, but need additional time to work on their credit, change jobs, or simply want to wait until they qualify for a lower interest rate. The program works the same way regardless of which home you choose. New tenant-buyers select a property they would like to own. The application process is quick and easy, and approval usually takes less than 24 hours. New tenant-buyers can immediately move into the home and rent it directly from Branchwood Properties until they are ready to purchase. This allows them time to build credit, build work history, and make updates to the home if they wish. Many of our tenant-buyers use this time to renovate the property, increasing its value, and building equity in their new home.

No security deposit is required to move in, but each property requires a purchase deposit. This amount varies property by property. Along with the purchase deposit, most properties also qualify for a rent credit – a portion of each month’s rent that is held in reserve and added to the purchase deposit to help cover closing costs when the tenant-buyer purchases the property. Any excess funds built up will be given to the buyers via check at closing.

In a nutshell, this program is the perfect way to get a good deal on a house that you can live in and work on before you buy. A variety of property types are available, ranging from fixer-uppers to fully-renovated, high-end homes. While most of our tenant-buyers are individuals who plan to live in the property after purchasing, many house flippers now use the program to secure fixer-uppers at low cost, after which they renovate and resell for a profit.
